Most, Least Expensive Neighborhoods for Renters

New York is the priciest rental market in the nation, according to a new RENTCafe report. It has 28 of the 50 most expensive ZIP codes for renters nationwide. Tenants living in ZIP code 10282, encompassing the Battery Park neighborhood of Manhattan, pay an average of a whopping $6,211 a month in rent. ZIP code 10013, which includes TriBeCa, Lower Manhattan, and Chinatown, followed in the rankings with average monthly rents at $5,237.

RENTCafe analyzed the ZIP codes in more than 130 of the largest rental markets in July to determine the priciest and least expensive areas for renters. The site only factored in buildings with 50 or more rental units, as well as markets that had at least 200 total rentals. The following are the 30 priciest ZIP codes for renters in 2019, according to RENTCafe’s analysis.

Meanwhile, the least expensive ZIP codes in the nation boasted average rents that were a fraction of the priciest markets. For example, in Wichita, Kan., the ZIP code of 67213 had average rents of $423, followed by an average of $471 in rents in Memphis (38106). The ZIP codes where the average rent is below $600 per month are:

  • 48420 (Clio, Mich.): $529
